Construction Figures for 2008 – 251 Villages /115 Aged Care

Published on

2008 witnessed unprecedented construction activity in the village and aged care sectors. We did a deep analysis of the Reed Construction Database to discover that 251 villages and 115 aged care facilities underwent construction over the 12 months. This includes both new starts and ongoing staged developments. The conventional wisdom is that approximately 45 new villages commence each year with an average of five stages in their development, with an average of one stage per year of 25 ILUs. This would average 225 construction projects compared to the 251 registered with councils in 2008. (Up until now there has not been an aged care base statistic). At an average price of $350,000 construction cost per ILU, the value of village construction is $2.2 billion over the 12 months, topped up by community facilities. The breakdown by state is as follows:
Villages Aged Care Total Village %
New South Wales 51 37 88 20%
Victoria 73 32 105 29%
Queensland 73 23 96 29%
South Australia 41 16 57 16%
Western Australia 10 6 16 4%
