Curtin Heritage Living has staked its claim on one of Perth’s most prestigious riverfront sites, paying $56 million for a 2.8-hectare block in Mosman Park to develop what it calls an “integrated care precinct.”
The site, on the north bank of the Swan River, was previously zoned for social care use but was rezoned earlier this year by WA Planning Minister John Carey to allow mixed-use development. Under the new zoning, buildings of up to five storeys could be considered, alongside community facilities such as cafés, restaurants, and residential apartments.
The vendor, health and disability provider Rocky Bay, has agreed to a 12-month lease-back of the property to continue delivering services while Curtin Heritage Living prepares a masterplan.

Managing Director David Cox said the vision was for a diverse precinct that integrates aged care, housing and community services.
“It will have some residential housing for older people and some supported accommodation, and will include an area that specialises in dementia-related services,” David said. “There will be community amenity services for older and younger people also.”
Curtin Heritage Living already operates two aged care homes in Perth’s western suburbs, including RiverSea Mosman Park, a small-household dementia care model made up of five cottages.
“The site is larger and will enable a range of residential, independent living, and community amenities to integrate with a residential care home,” David added.
The Not For Profit is also scaling into home care. Earlier this month it acquired family-owned Carealot , following its 2021 purchase of Shine Community Care.
