Aged care provider ACH Group unveils two major Adelaide developments

A $120 million, 72-apartment retirement village will be built at Rose Park, just east of the CBD, and a $70 million, 150-bed residential aged care facility is planned for Dover Gardens, 14km southeast of the city centre.

Not For Profit aged care and retirement living provider ACH Group has announced two Adelaide projects worth a combined $190 million.

A $120 million, 72-apartment retirement village will be built at Rose Park, just east of the CBD, and a $70 million, 150-bed residential aged care facility is planned for Dover Gardens, 14km southeast of the city centre.

Dover Gardens

The Dover Gardens aged care home will be located about 1km from the coast on the site of the former Dover Gardens Primary School on Folkstone Road. The facility has been designed as 10 small homes, each with 15 rooms.

Plans for Dover Gardens have been submitted to the City of Marion.

Construction is expected to start in the second half of 2026, with completion by mid-2028. Brown Falconer are the project architects, with building by Sarah Constructions.

Rose Park

The Rose Park retirement village, which will be up to 13 storeys, will be located on the corner of Fullarton Road and Hewitt Avenue, and will feature the restored heritage-listed Vasey House.

The building will employ smart technologies, have a 7.5-star energy rating, and balconies with views to the Adelaide Hills. Shared facilities will include a restaurant, private dining room, cinema room, library, rooftop terrace, wellness hub, gym, pool and spa.

Plans have been lodged with the State Commission Assessment Panel.

Adelaide architects Brown Falconer are leading the project design, with specialist interiors by Studio Tate. Builders are expected to be appointed mid next year following a tender process.

“Welcome investment”

State Minister for Seniors and Ageing Well, Nat Cook MP, said the SA Government “welcomed investment from non-government organisations such as ACH Group”.

South Australia is one of the states most impacted by nation-wide aged care bed shortages. As of 1 December, there were 236 South Australians in hospital waiting for a residential aged care bed.

To help ease pressure on the state’s hospitals, the South Australian Government is hosting patients in the inner-city Pullman Hotel and is increasing its investment in other transition-care facilities.

ACH Group was founded in 1952, and operates seven aged care homes and 13 retirement villages in and around Adelaide.
