Hall & Prior acquires Lake Cathie Manor for 15th aged care home in NSW

Hall & Prior has added another home to its growing New South Wales portfolio, acquiring Lake Cathie Manor, a 129-bed aged care home on the state’s Mid North Coast that only opened last year.

Located near Lake Cathie Beach, about 300km north of Sydney, the single-storey facility includes dining rooms, sitting areas, a cinema, and a hair salon. All rooms are priced with Refundable Accommodation Deposits (RADs) of $750,000.

The home was previously owned by private operator RACS Pty Ltd, with the acquisition effective 1 October 2025. The purchase price has not been disclosed.

The deal takes Hall & Prior’s national footprint to 40 aged care homes – 24 in Western Australia, 15 in New South Wales, and one in the ACT.

Founded in 1992 by Michael Hall and Graeme Prior, the family-owned operator has been pursuing an ambitious expansion strategy over the past year.

In February, Hall & Prior announced it would operate Perth’s first purpose-built Aboriginal aged care home, Sister Kate’s, in Queens Park. Two months later, it purchased the heritage-listed Loreto School in Nedlands, with plans to develop a health and aged care precinct.

That same month, the group finalised the long-delayed acquisition of Blue Haven Bonaira Residential Aged Care Home on the NSW South Coast from Kiama Council. The deal, completed more than six months later than expected, required additional due diligence, transitional planning, and rectification of building defects.

In August, its home care arm White Oak Home Care Services acquired Care Net, expanding its Perth-based home care operations to more than 1,300 clients.
