Anglicare Sydney is seeking planning changes that would enable a major renewal of one of its retirement villages on Sydney’s Upper North Shore.

The 110-unit Rohini Village in Turramurra, originally built in the late 1960s, is considered outdated, with many units undersized by modern standards and almost half reportedly unoccupied due to poor amenity and accessibility.

Anglicare Sydney, which announced on 2 March it had gone national by acquiring Infinite Care, is proposing to replace the existing village with 110 new units across four buildings, alongside upgraded resident amenities.

Plans include up to 700sqm of gym and commercial floorspace, allowing for a café and wellness centre with an indoor pool.

The proposal also includes a publicly accessible pedestrian link – the “Rohini Walk” – connecting Rohini Street to King Street, alongside upgrades to the existing council pathway.

The 9,193sqm R4 High Density Residential site sits between 100 and 200 metres from Turramurra Station and the local shopping centre, with around 100 metres of frontage to the rail corridor.

Despite its location, the site is currently capped at 11.5 metres in height and a 0.85:1 floor space ratio.

Anglicare sought to amend the Ku-ring-gai Local Environmental Plan to increase the height limit to 17.5 metres and the floor space ratio to 1.5:1 to enable the full renewal of the village.

Both the NSW Department of Planning, Housing and Infrastructure and Ku-ring-gai Council have agreed to increase the height limit applying to the site.
