Stockland, the largest residential builder in Australia, reaffirmed in its latest Investor Briefing that their view of affordable housing is between $300-$425K in retirement villages and $350-$475K in normal residential housing. This is confirmed in the McCrindle Baynes Village Census where 75% of 10,606 village residents sold their family home for less than $500K prior to moving into the village. Given a prospective resident will want at least $100,000 left over from the sale of the family home, the real market for village ILUs is under $400K. (Stockland also quotes 175sqm as its standard size for a new family home).
