on how to best cater to the future baby boomers. Some of the themes included:
• Will apartment style villages replace the ‘broad acre’ model? The success of a
vertical village will hinge on its location. Advice: don’t underestimate the “Australian
way” where having a backyard and garage remains king.
• How to get the low-cost housing formula right. Should the focus be on offering

• At the higher end of the market, will the hospitality approach, where the service
offered in a village is more akin to a 5 star resort, get the discerning baby
