Big step forward for Stockland Halcyon’s The Gables in Sydney
The first land lease community to be built in Sydney since at least the late 1980s will see its first homeowners move in over the next couple of months.
Stockland Halcyon’s Gables community is part of the diversified property group’s master planned community, The Gables, in the Hills district, about 50km northwest of Sydney’s CBD.
Launched in April 2024, it represents Stockland Halcyon’s first land lease community in NSW.
The community will, on completion, feature 231 manufactured homes for over-60s with a wide range of resort-style facilities over 12 hectares.
Homes are priced from $1.1 million, with a three-bedroom two-bathroom home on 220msq with two car spaces, listed for $1.55 million.
Paul and Deborah Fraser, who live in Winston Hills, 28km west of Sydney’s CBD, will be among the first to move in.

“We spent more than three years looking at retirement living options, but none of them felt right,” said Deborah. “That completely changed after seeing the plans for Halcyon Gables. It has so much more to offer that will enable us to live well and truly enjoy this next phase of our lives, like the gold-class cinema, art studio, pool, gym, and easy access to walking trails, recreation facilities and local shops.”
“The best part is you don’t have to get in your car because everything is at your fingertips, and yet we’re still close enough to Sydney for family outings,” she added.
The community facilities, which feature a Wellness Centre and The Lodge with bar and alfresco fireplace designed by BDA Architects, are expected to open in the middle of this year.
