A development-approved land lease community site in Mackay, QLD, has been listed for sale – a rare move as new entrants continue to flood the $12 billion land lease sector.
Ray White Commercial (RWC) Burleigh Group is seeking expressions of interest for the 15.07ha site in Rural View, located within a premium masterplanned community in the thriving Mackay corridor, which is approved for 386 dwellings designed specifically for a land lease community.
A further 4.79ha is allocated for a stormwater detention basin which has already been constructed, providing an immediate $1.725 million in development cost savings.
Adding further value is $1 million in council infrastructure credits, significantly reducing upfront costs for incoming developers. The site also benefits from public transport at the doorstep, close proximity to medical and retail facilities, and sits in a market with limited local competition.
