$210M GemLife Kilcoy Greens land lease community launches next month

The Somerset region will welcome its first land lease community next month, with the $210 million GemLife Kilcoy Greens set to launch in Woolmar, northwest of Brisbane.

The 18ha gated community will deliver 276 low-maintenance homes and $13 million worth of resident amenities, including a resort-style pool, cinema, golf simulator, pickleball courts and a dance floor. More than 10 hectares of green space – featuring a 1.5ha lake and neighbouring Sheep Station Creek – will surround the homes.

Civil works are already underway, with the first release of 73 two-bedroom plus multi-purpose room homes available off-the-plan from Wednesday, 1 October, priced from $725,000.

GemLife, which listed on the ASX in July with a pipeline of nearly 10,000 homes across more than 30 communities, is pitching Kilcoy Greens as a new housing choice for the growing Somerset region. ABS data shows 43% of the region’s population is over 50, with a median age of 45 years compared to 38 years across Queensland and Australia.

Managing Director and Group CEO Adrian Puljichsaid the project would provide much-needed downsizer housing.

“There’s significant demand from active and independent downsizers in Somerset who want to move from large rural properties in the area they know and love, close to friends, family and social activities – yet have had very few options to do so,” he said.

Adrian added that GemLife Kilcoy Greens would set a new benchmark for regional lifestyle communities, with facilities delivered early to ensure residents could enjoy them from the outset.

“The Country Club will be the heart of the community and feature a hall, creative arts studio, ten-pin bowling alley, wine room, sauna and commercial kitchen – to name a few,” he said.
