Zoned as an emergency community, it is covered by an incentives scheme by the Toowoomba Regional Council which could see it treated as a low-density residential area to fast-track development of housing.  

The land on the edge of the city, 125km west of Brisbane’s CBD. 

“It’s one of the largest infill englobo sites that has been available to the market for some time,” Colliers Toowoomba lead agent Dan Dwan said. 

“If you look at the surrounding infrastructure, it suits the 500-700sqm lot sizes, which is about 35-50 lots, potentially more. 

“There are going to be local developers, there’s also going to be some outside interest from southeast Queensland — we fielded interest from Sydney and Melbourne.” 

He added the land was an opportunity for the growing aged care and retirement markets. 

The listing comes after the parcel was first offered to the market with another 3ha of industrial land attached, which has since been split off.
