Aveo reveals plan for Manly Hospital site redevelopment

Aveo has unveiled its vision for the former Manly Hospital site, with a Health and Wellbeing Precinct featuring retirement living, aged care, and community facilities.

Beam Planning has released its Scoping Report for Aveo’s Concept and Early Works State Significant Development Application, lodged with the NSW Government.

The 4.65ha site, 17km north of Sydney’s CBD, closed as a hospital on 30 October 2018. In December 2024, Property and Development NSW announced Aveo had been appointed as its delivery partner for the long-awaited redevelopment.

For the first time, details of the plan can be revealed:

  • 120 seniors living apartments across three buildings of six to eight storeys, including independent retirement living and affordable housing
  • A residential aged care facility to support ageing in place
  • Health services facilities, community spaces, food and beverage outlets, and a childcare centre

Aveo says the precinct has been designed to balance housing, health, and public use while celebrating the site’s heritage.

“The Health and Wellbeing Precinct consists of seniors housing, health services facilities as well as a range of other ancillary uses such as community facilities, food and drink premises and a childcare facility,” the Beam Planning Scoping Report states.

“To promote public access and welcome community to the precinct, the concept plan has been designed to create three ‘spines’ throughout the site, which provide community access from Darley Road through to new public parkland and the remnant forest. These spines are activated with a complex array of uses and spaces to celebrate the heritage buildings and site. The seniors living offers opportunity for Manly residents to age in place, remain in the local community, and for local activation, particularly during the week and evenings.”
