Construction begins on Ingenia Lifestyle’s largest-ever land lease community in QLD
A sod turning ceremony has marked the start of building Ingenia Lifestyle Darlingview in Highfields, 15km north of Toowoomba, in the Darling Downs region of southern Queensland.
Highfields is emerging as the next growth area for land lease communities after neighbouring Toowoomba reached saturation, with villages there including Palm Lake Resort Toowoomba, Ingenia Lifestyle Seachange Toowoomba, Glenvale Villas, Yukana Retirement Village, Kingfisher Gardens, Churches of Christ’s Nubeena Retirement Village, Oak Tree Retirement Village Toowoomba, RetireAustralia’s Drayton Villas Retirement Village and TriCare Willow Glen Retirement Community.
The suburb is already home to:
- The 316-home GemLife Highfields launched in 2017 with homes priced in the low $400,000s;
- GemLife Highfield Heights, a 422-home community launched in 2024; and
- Carinity Brownsholme’s retirement village in Highfields, which opened in 1995.
Now Ingenia Lifestyle will feature more than 560 homes and two central clubhouses with resort-style amenities, including swimming pools, sauna, cinema, library, function spaces, and golf simulator.
The current masterplan also includes amenities such as pickleball courts, a bowling green, a gymnasium, a community garden and greenhouse, caravan storage facilities, and a community bus.
Ingenia Lifestyle Darlingview follows the success of the award-winning Ingenia Lifestyle Seachange Toowoomba.
Adam Forrester, Head of Development QLD at Ingenia Communities, said the success of this community had helped set a clear vision for Ingenia Lifestyle Darlingview.
“Not only is this community thoughtfully designed to offer a modern, connected lifestyle for over 50s, it is also set to become the largest over-50s community in Ingenia’s Queensland lifestyle portfolio – a reflection of both the scale of the vision and the strong demand we’re seeing in the region,” Adam said.
The Ingenia Lifestyle Darlingview sales suite is set to open in May 2026.
