DA-approved aged care site in Western Sydney offered to market

An aged care development site in Sefton, 23km west of the Sydney CBD, has been listed for sale via Expressions of Interest.

Located at 197-201 Rodd Street, Sefton, the near-level 5,428sqm parcel is being marketed by Health Aged Care Confidential and Ray White Commercial Western Sydney. The land comes with development approval for a 115-bed residential aged care facility across two storeys, with all rooms featuring private ensuites.

The site sits opposite a local school and next to Alder Park, offering green outlooks and strong amenity for future residents.

Development approvals for new aged care homes are increasingly difficult to secure in metropolitan Sydney, particularly under new compliance and design requirements. With demand for single-room accommodation rising ahead of the incoming Aged Care Act, approved sites like this are expected to attract strong interest.

Agents say the approved DA could allow a buyer to fast-track construction and capitalise on undersupply in the local area. The site is also close to Sefton Train Station (850 metres), local schools, and shopping centres.

The property is zoned R2 low-density residential and allows for a range of alternative development uses (STCA).
