40 seniors’ apartments part of $160-million twin apartment tower at Belmont Racecourse, Perth

On July 24, the Western Australian Government’s Metro Inner Development Assessment Panel approved Golden Sedayu’s plans for a 204-apartment project at the racecourse in Burwood Point, part of its $3.8 billion transformation of the peninsula. 

Around half the apartments will be two-bedroom, with 32 one-, 57 three- and one four-bedroom penthouse. 40 apartments will meet ageing-in-place requirements for seniors and a further 10 will be designated affordable housing. 

Approved was the West Tower and Tower B of 19 and 22 storeys respectively, both overlooking the course and linked by a multi-storey carpark and an integrated racing steward’s box for the racecourse. 

Golden Sedayu's plans also include a cinema, gym, cocktail lounge, pool, outdoor dining areas, a roof garden and solar panels. 

The redevelopment covers almost 5000msq of the site about 3.5km east of Perth’s CBD. 

The site will eventually comprise 4,500 homes, 90,000msq of office and retail space, and 110,000msq of public open space with more than 2.5km of Swan River foreshore. 

The five-member panel approved the plan despite one planned tower exceeding the precinct plan’s 19-storey limit.
