Construction begins on $100M Liven Willow Rise land lease estate in Gympie as Stage 1 sells out in 24 hours

A sod-turning ceremony has marked the start of construction at Liven Willow Rise, a $100 million lifestyle community on more than seven hectares in Gympie’s Southside, part of Queensland’s Greater Sunshine Coast.

Stage 1 of the project sold out within 24 hours of release, reflecting strong local demand.

Backed by GreenFort and Gaw Capital – which also funds village operator Reside Communities – the project follows Liven’s June 2024 acquisition of Willow Village, a 26-home community on a 25,000sqm site, along with an adjoining 75,000sqm parcel approved for an additional 150 homes.

“The fact that Stage 1 sold out within 24 hours of being released demonstrates the overwhelming need for well-located, quality new homes suitable for local downsizers,” Liven Communities Head of Developments Steven Wright said.

“With many of these early buyers being friends or relatives choosing to relocate together, it’s clear that Liven Willow Rise will be a close-knit and connected community.”

Each home at Liven Willow Rise will feature two bedrooms, two bathrooms and the option of a single or double garage, with some also have a multipurpose room. The community will also be home to a clubhouse and amenities including a swimming pool, spa, gym, golf simulator, cinema, bar, lounge, BBQ areas, tennis and pickleball courts.

The first home slab is expected to be poured by the end of this year, with the first residents due to move into their new homes in 2026.
