GemLife Maroochy Quays 11 months behind schedule "worst case scenario"

Sunshine Coast Council has been told the final stage of the land lease development in Kuluin, a suburb of Maroochydore, has hit delays and is expected to be 11 months behind schedule.

Innovative Planning Solutions, on behalf of GTH Resorts No 8 Pty Ltd (GemLife), said it will not meet the completion date, sunset clause, of April 30, 2024.  

“The construction program for the dwellings within Stage 4 of the retirement facility is currently forecast to be completed by March 2025,” Innovative Planning Solutions told council.

“This completion time frame for Stage 4 is anticipated as being a worst-case scenario that provides an allowance for general construction program contingencies and natural weather delays however is not expected to exceed this target date.” 

According to the application documents the final stage of GemLife Maroochy Quays involves the construction of 84 dwellings.

GemLife applied to council to build 246 homes on the site on 30 June 2017. Council approved the DA on 30 April 2018. Changes were requested and a Negotiation Decision Notice approving the application was issued by Council, dated 26 February 2019. Since the issue of the development approval, a number of minor changes have been made to Council within the following four-year period.
