LEADERS SUMMIT 2024: GenBridge Director Ross Humphreys explains the first strata vertical retirement CAPs

Victoria Towers in Southport, Gold Coast, was the first of its kind, a vertical village on a strata title. It positions itself as a retirement community that does not operate under the Retirement Village Act. 

GenBridge is the marketer, building manager and primary sales agent. 

Victoria Towers built by Hutchisons, has 35 levels, with 210 Over 50s apartments from 84sqm one-bedroom units to 223sqm three-bedrooms apartments. There is an aged care facility on a lower single level and retails shops at the bottom. Nobel Life Pacific offers onsite Allied Health consultations. 

"There is a sense of community when people travel the lifts. Everybody's saying, "G'day" and telling stories about what they're going to do today, so it is a community in the real sense of the word,” Ross, Director of GenBridge, told LEADERS SUMMIT in Sydney last Wednesday.   

"The activities are also organised by the residents, they plan a variety of activities. It is like most independent living homes." 

Ross told the audience at LEADERS SUMMIT that security of tenure is a attraction to residents. 

"It's a strata title and a recognised form of property security and personal security because it's in a high rise location, very central to everything,” he said.  

"The number of high-, medium-rise buildings will continue to grow because retirement living follows the property industry. Land is expensive and so where else are you going to go but up? Particularly if you want to be in a well-located place, such as Southport.  

"Generation changes will impact on the way that we do provide services and products. Our business is working in this new world and making sure our focus is always on the customer."
