The 6.92ha site is part of Stockland’s Halcyon Illyarrie masterplanned community at Sinagra, 32km north of Perth's CBD.
The $71-million land lease plans submitted earlier this year detailed 153 detached homes with communal facilities on the site of a former Inghams' chicken factory that shut in 2022.
The communal precinct includes clubhouse, leisure space and reception/meeting/office building available for exclusive use by the residents as part of their lease agreement. It was approved by WA Development Assessment Panel.
There are seven single storey house designs, on lot sizes between 231sqm and 396sqm, to provide a variety of elevations and materials to be implemented as part of the development.
Stockland identified land lease communities as meeting the “modern day needs and expectations of over 55s”, allowing owner-occupiers to buy at a discount while Stockland retains ownership of the land on which their home sits.
The wider $171 million masterplan was launched by Stockland in November 2023. Once complete, Stockland Illyarrie will be home to around 1,500 people across 472 residential lots.
Stockland has six established Stockland Halcyon land lease communities, with 1,106 sites, and 15 in development, with a further 4,512 sites.
