TP Dynamics’ first retirement village Sense of Yowani in Canberra adopts Membership model

Prominent Canberra property developer Tony Pan has taken his TP Dynamics group into retirement living for the first time, launching Sense of Yowani in Lyneham.

The 350-apartment community forms part of the 1,000-dwelling Newlyne project being delivered in partnership with the Yowani Country Club. Stage One – 49 one-, two- and three-bedroom apartments – is already 70% sold, with the first residents due to move in from early 2027.

Concierge and reception services, a café and restaurant, and wellness spaces will feature in Stage One. A second stage, scheduled for completion in 2028, will deliver a dedicated health and wellness precinct including a gym, pool and multi-use studio, alongside further hospitality outlets. Residents will also have direct access to the Yowani golf course.

Sense of Yowani will operate under a membership model pioneered by LDK Seniors’ Living – with 100% of the apartment payment returned on exit. Residents pay a weekly recurrent charge, and the Sense Membership fee can be settled either upfront or on departure.

This marks TP Dynamics’ first foray into the retirement living sector under its own brand, extending its pipeline of residential and mixed-use projects across the ACT.
