Keyton starts construction of third retirement living building at Brisbane racecourse

Keyton – operator of more than 75 retirement villages – has begun construction of Magnolia House, the third of five buildings at Bernborough Ascot, beside Doomben Racecourse in Ascot, 8km north-east of Brisbane’s CBD.

Magnolia House will deliver 72 independent living apartments, predominantly two- and three-bedroom floorplans, including three premium trackside-facing penthouses. Completion is slated for mid-2027. Balmain and Co – builder of the precinct’s second building, Poinciana House – has been appointed as builder.

In May, Keyton CEO Nathan Cockerill and Brisbane Racing Club Chairman Richard Morrison opened Poinciana House, comprising 53 independent living apartments and new community facilities including a fitness studio, bowling green, consulting rooms, indoor heated pool and a rooftop terrace.

The village currently lists eight two- and three-bedroom apartments for sale from just over $1.0 million to over $1.5 million, with five others under offer in the $700,000 to $1.8 million range.

Bernborough Ascot’s first stage, Fig Tree House, opened in late 2020 with 69 one-, two- and three-bedroom apartments and resort-style amenities including the Master’s Lounge trackside bar and dining, private cinema, library, art studio and gymnasium.

The final two buildings (names  to be confirmed) will follow the same configuration – 72 independent living apartments each, including premium trackside-facing penthouse apartments.

An integrated six-storey, 190-bed aged care facility, Ascot Grove Care Community, owned and operated by Opal HealthCare, is also planned within the Brisbane Racing Club’s $1.5 billion master plan.

“We are in the early stages of planning for the construction of Ascot Grove Care Community and intend to commence in 2026,” an Opal HealthCare spokesperson said.
