Market test strata apartment development with aged care beds, Grandton Applecross Perth, now opens in July

John Frame’s 10+ years vision for a new model of strata apartment living with all apartments rated 9C plus with 10 care suites on site, has delayed opening due to construction labour shortages in Perth.

“This has pushed the completion date out. The target is for residents to move in July,” said John, who is Founder and  Chairman of Grandton Ltd, which was incorporated six years ago for this development.

John’s vision is to enable seniors to live in their own strata apartment home, in a vibrant community setting and through access to a comprehensive menu of personal and clinical services given the opportunity to remain in their home and avoid the move to an institutional nursing home.

Each apartment is designed to support high level care.

“The Grandton Model was devised to overcome shortcomings in the Home Care Model, the desire of baby boomers to avoid the nursing home solution, who wish to stay in their own home to the end of days and it predicted the current changes emerging in the aged care legislation,” John said.

“If circumstances evolve that seniors cannot be maintained in their apartment home (some types of dementia would apply) they can relocate within the building to the private care suite,” he said.

Roshana Care Group has been appointed to operate Grandton Applecross.

“I met (Dr) Rosh (Jalagge) in 2017 when I sold three nursing homes to Roshana that the company I was working for at the time was unable to make them work. Roshana Care Group took them on and has been successful in providing great quality care and good financial outcomes with them. I tracked Roshana’s progress since then with its Five Pillars strategy (compassion, respect, communication, team work, and integrity), hence I felt confident to collaborate with Roshana with the first Grandton project.”

Those who bought off the plan are already seeing their homes sharply rise in value.

“I sold the first apartment 20 months ago – it was a penthouse apartment. The last of the four penthouses was sold earlier this year – same size and orientation but one floor lower, at a 27% higher price," John said.

“As the building has progressed, prices on other apartments have steadily increased.”

“Being strata ownership residents can resell on market. There is no DMF, or other related fees applied other than strata and village fees.”
