Exclusive: Lincoln Place buys site next to existing lifestyle resort

The fast-growing land lease community operator has acquired a neighbouring greenfield site next to its resort close to the Murray River.

The 4.8 hectares, purchased last month, will add 115 homes and a new public park to Lincoln Lifestyle Baranduda, a suburb of Wodonga, Victoria, bringing the land holding to 15 hectares.

Lincoln Place CEO Paul Yeo said the expansion would strengthen housing supply in the border region and provide space for new recreational amenities for both residents and the wider community.

“With this new space and the finalisation of plans for our existing site, we’re delivering a further 115 new homes specifically designed for Over 50s in the Albury-Wodonga region,” Paul said.

Lincoln Lifestyle Baranduda is in the final stages of Stage 2 with new two- and three- bedroom homes priced from $420,000. Realestate.com.au shows the median house price in Wodonga is $620,000.

Lincoln Place Senior Development Manager, Ben Sanderson, said the new site would also host a 1.34ha public park adjoining the existing public space on Boyes Road, to be delivered in a future stage of the project.

“The park will become a space for residents and their neighbours from across the Baranduda community to connect and stay active, with walking tracks and bench seating,” Ben said.

“We are also consulting with our residents on the addition of further resident-exclusive amenities on-site to complement our 900sqm clubhouse facilities, which opened in 2025 following the $2 million restoration of the former Trinity Anglican College Hall.

“We have received a planning permit and are in the detailed design phase to bring more high-quality homes and amenities to this growing over‑50s community.”

Upon completion, Lincoln Lifestyle Baranduda will deliver 211 new homes.

Existing on-site amenities at the clubhouse and wellness centre include an indoor pool, bowls green, pickleball court, games room, lounge and dining areas and cinema.
