First look at LDK Seniors’ Living’s first QLD venture
The private aged care operator has lodged a development application for its first site in Queensland.
In September last year, The Weekly SOURCE reported LDK Seniors Living had purchased The Baybrook, a 2.1ha landholding in the bayside suburb of Brighton, 27.9km north of Brisbane’s CBD, from the Uniting Church.
At the time, Byron Cannon, CEO of LDK Seniors’ Living, said the project marked a milestone for the group.
“We are thrilled to be bringing our innovative seniors living model to Queensland. This landmark site ensures our One Move Promise – with 24/7 care, lifestyle for life and simple contracts – will be delivered in the best possible way, in our home state,” he said.
Now its plans have been detailed in a proposal to Brisbane City Council. Designed by Rothelowman, the proposal seeks approval for a staged redevelopment of The Baybrook, delivering a vertical retirement village comprising independent living units together with high-care and memory-care accommodation.
The southern portion of the site is not included in this application and will remain undeveloped pending the resolution of local heritage matters.

The two-stage development is primarily retirement-focused and includes ancillary resident facilities such as dining areas, a café and bar, allied health services, pharmacy, theatre, and hair and barber services to support day-to-day living within the village.
There will be two buildings, one of seven storeys (approximately 28.2 metres) and a second of six storeys (approximately 20.4 metres), plus parking with 301 spaces (195 resident and 106 visitor and staff).
Stage 1 will include:
- 64 retirement living units;
- 19 residential care beds; and
- Sales and discovery office.
Stage 2 will deliver:
- A further 72 retirement living units.
LDK has grown rapidly in NSW and the ACT. The operator recently welcomed its first residents into Stage 2 of Amberfield in Canberra, a $100 million development delivering 127 apartments, including two specialist dementia homes and care apartments designed by Rothelowman. In total, Amberfield will comprise five stages valued at $500 million.
LDK’s portfolio also includes Greenway Views in Tuggeranong, Canberra, and The Landings at North Turramurra on Sydney’s Upper North Shore, acquired in 2018.
