Laurence ‘Larry’ Gralow is among the first residents to move into the newest land lease community in Rockhampton, Central Queensland.

He will pick up the keys to his new home in the $32 million GemLife on Dean in the suburb of Berserker – the first land lease community to be delivered in Rockhampton in a decade – in the middle of the month.

More than $13.5 million of homes have already sold at GemLife on Dean as construction also progresses on a $2.5 million recreational facility, featuring a pool, sundeck, gym and bar.

The first eight of its 57 architect-designed villas are now complete, with another 24 under construction alongside the new clubhouse, which is due for completion in September. A pickleball court, dog run and RV parking will also be developed within the gated community.

After travelling extensively and living in various locations across Australia, Larry said GemLife on Dean was the place he wanted to settle.

“I’ve been watching GemLife communities down south, and thought it was a great idea for Rockhampton, and for me,” he said.
“The convenience of the location sold me – everything is so close. You can walk to the supermarket, and the residents’ clubhouse and swimming pool will be just perfect and make getting together with friends to have a chat over coffee, or even a beer, even easier.
“GemLife on Dean is a great addition to the broader Rockhampton community.”

GemLife on Dean is located on a 2.5-hectare site, 6km from central Rockhampton and bounded by Frenchmans and Moores creeks. Buyers from Rockhampton and within a one-hour radius, including Yeppoon, Gladstone and Gracemere, have dominated sales.

GemLife General Manager of Architecture and Design, Phillip Nielsen, said the community’s boutique nature meant its new clubhouse would be a multi-functional space that fostered wellbeing and a strong sense of belonging – more critical than ever for those in their 50s and over.

“As a society there is a trend toward people becoming homebodies, not getting out as much and spending too much time on social media, so the facilities are key to bringing people together,” he said.

“The gym is generously scaled and there’s a terrace for yoga, group fitness or stretching that builds a relationship between the indoors and outdoors. The lap pool supports active wellbeing and lifestyle, for swimming and group water aerobics.

“Internally, there is an open plan hall and lounge designed to allow flexibility. Residents can make it their own depending on their pursuits – whether that be large gatherings, craft workshops or games nights.”

GemLife on Dean’s final release of 22 homes has now launched, priced from $645,000.

All homes are 7-star energy-rated and open plan, with two-bedrooms plus a multipurpose-room and an alfresco area or front porch for indoor-outdoor living.
