GemLife breaks ground on its latest $323M coastal lifestyle resort
There is no time to catch breath at the ASX-listed land lease community operator.
GemLife Managing Director and Group CEO Adrian Puljich, Chief Operating Officer Andrew Coulter, and Bundaberg Regional Council Mayor Helen Blackburn broke the ground on the 437-home GemLife Lighthouse Bay in Burnett Heads, 17km north of Bundaberg, on Monday, 3 November.

On 29 October, The Weekly SOURCE reported GemLife had approval to build its second land lease community in Victoria; on 24 October, The SOURCE reported GemLife had approval to build a 251-home land lease resort on QLD’s Sunshine Coast, and on 26 September the $210 million GemLife Kilcoy Greens, north-west of Brisbane, was announced.
The gated $323 million GemLife Lighthouse Bay is located on a 20.3ha site, minutes from the beach, and will feature low-maintenance single-level homes alongside $20 million of resort-style resident amenities.
Over-60s outnumber under-18s in the Bundaberg Regional Council area, and are its fastest-growing demographic, research shows, with 33.5% of the population over 60, compared to 25.5% in broader regional Queensland.
Council has approved the first phase of 124 coastal-inspired homes at GemLife Lighthouse Bay, which will launch to the market next month (December 2025), priced from the mid-$700,000s. Completion of the first stage is anticipated in mid-2026.
GemLife is anticipating interest from across Bundaberg and Wide Bay–Burnett, particularly those downsizing from large family homes or rural properties who want to stay in the region they love, and seachangers attracted by the ease of living in the lifestyle resort.
