GemLife has lodged a Development Application for a new 400-home land lease community at Caboolture, in Queensland’s Moreton Bay Region.

The development will be made up of two-bedroom homes, each with multipurpose room and double garage, plus a two-storey clubhouse with amenities including indoor swimming pool, bowling alley, bowling green, cinema, and library.

According to the DA, more seniors’ accommodation is needed in the region.

“Based on current and proposed developments within the catchment area, this indicates a long-term undersupply of approximately 4038 retirement living/manufactured home park places by 2041.

“This would indicate that there is demand for a retirement facility of at least 400 dwellings at the subject site, with a development of this size representing less than 15 per cent of the growth in demand for persons who would be accommodated within retirement facilities over the period to 2041,” the application read.

GemLife is currently looking to expand its LLC in Toowoomba in the Darling Downs by 39 homes, and recently purchased a parcel of land on the Gold Coast.
