Green light for Bocina Group’s first land lease community on Gold Coast
A total of 267 manufactured homes across 14 stages will be built after the Gold Coast property developer secured unanimous Council approval for a land lease resort in the Lockyer Valley.
The City of Gold Coast voted at January’s ordinary meeting to back Bocina Group’s over-50s lifestyle resort in Gatton, which the company has named Solara Estate. The Weekly SOURCE reported on Bocina Group's plan in September last year.
The new proposal on 16.7ha of land off Golf Links Drive will include communal amenities such as:
- a pool,
- gym,
- bar,
- cinema,
- games room,
- library,
- hobby shop,
- croquet lawn,
- pickleball courts, and
- bowling green.
Dwellings will have either one or two bedrooms and be a maximum of two storeys in height, and the site will be accessed via security gates at a new intersection on Golf Links Drive.
Planning and development spokesman councillor David Neuendorf said the project would free up housing stock across the Lockyer Valley by offering new living options for retirees.
“This development will provide an alternative housing type to support our ageing population which is greatly needed here in the Lockyer Valley and elsewhere,” he said.
“It features resort-type facilities, plenty of on-site parking for vehicles, caravans, bicycles and visitors, and everything you would want in your golden years close to urban amenities.”
The first development by Bocina Group, founded by Elijah Turkovic, was Dalmatia on Broadbeach Waters, Gold Coast, in 2024. The community was the winner of the 2024 Master Builders Award – Best Medium Density Development (up to 3 storeys, 2-5 dwellings).
“This isn’t a typical manufactured home park. It’s a curated community for people who want more out of life,” said the developer.
