Land lease operator proposes third community in SA

Hometown Communities has lodged a development application for a 267-home community in Encounter Bay, 4km southwest of Victor Harbor, adding to its existing communities in Victor Harbor and Fleurieu Peninsula.

Hometown Communities, which announced to its first Over 55s resort in Victoria to The Weekly SOURCE on Friday (27 February), says the three-bedroom houses would be single-storey, ranging from 115sqm up to 175sqm houses. The community would also feature a two-storey clubhouse, indoor swimming pool, lawn bowls, pickleball, gym and parklands on about 12ha of land.

The clubhouse would contain a cinema, golf simulator and sports bar with a lounge, kitchen, dining area and bar on the second floor. Other planned amenities include covered outdoor areas, firepit lounge with “lush oasis”, courtyards and function spaces, hobby shed and an outdoor gym and yoga space.

The site would also have a central “green spine” with linear park and walking trails, pocket parks with BBQs, working community garden and a secure RV and caravan parking area.

The site was previously approved for about 160, larger, conventional homes. The new proposal has fewer people – instead of housing about 400-560 people, the new plans aim for 267 homes, about 20 a hectare, or about 375 people, reducing demand on existing water and sewer services.

“The community is designed to contribute to easing Australia’s ongoing housing pressures by delivering high-quality, affordable homes tailored to the needs of older Australians looking for quality downsizing options,” Kevin Tucker, Joint Managing Director at Hometown Australia, said.
“The homes that the incoming residents sell, either from the Fleurieu Peninsula, greater Adelaide, or elsewhere, are then freed up for first or second homebuyers to move into.”

The other part of the land – about 20ha – is being developed by Civecon into 320 conventional homes at an estate named Seascape.
