Massive land lease community proposed for the Capricorn Coast

A 392-home land lease community has been proposed at Limestone Creek Road, Yeppoon, on Queensland’s Capricorn Coast.

The development, if completed, will be the second manufactured home development marketed to over-50s in the Livingstone Shire. The development proposal includes a clubhouse, pool, bar, library, games room, cinema, terrace and bowling green. Large areas of open space, picnic areas and walking paths are also contained in the proposal. The homes will be either two- or three-bedroom.

The manufactured home development would be built over 14 stages, with 40 to 50 lots built per annum. The project would take eight years to construct, being completed in 2031.

Over 65s account for more than 20% of residents of the Livingstone Shire, making the area ripe for seniors living developments. However, the application states there will be sufficient demand for the Limestone Creek Road proposal.

The developer, Limestone Creek Road Developments, may acquire the site, with the current owners having consented to the development application. Graham Burns, director of Limestone Creek Road Developments, has 45 years’ experience as a property developer.

The Limestone Creek Road site last changed hands in 1981, and was put on the market in March 2022.

The site is zoned for rural, but the proposal will be to change it to low density rural; the plans also include a 130-lot residential subdivision, expected to be completed in 2028.
