Ingenia Communities begins construction on latest land lease community
The ASX-listed land lease operator has kicked off its newest development.
A sod turning ceremony on Ingenia Lifestyle Sunbury in Melbourne’s northwest was held on Thursday, 19 March.
The new project is being delivered in partnership with BuildLab, which are also currently working on Ingenia Lifestyle Springside, situated 40 minutes away in Melbourne’s north. The community will feature 166 homes, offering a mix of one, two and three-bedroom designs.
The sod turning for the first stage of Ingenia Lifestyle Sunbury also highlighted plans for the community’s clubhouse and shared facilities.

External features will include a pickleball court, potter’s shed and community garden, while internal amenities will feature a swimming pool, a gym, an expansive function hall and lounge, and a sports bar. Construction of the clubhouse will be undertaken by Harris HMC.
Ingenia Communities Head of Development, NSW and Victoria, Simon Burk, said Sunbury’s unique history played an important role in shaping the vision for the new community.

Civil works and in-ground services for Stage 1 at Ingenia Lifestyle Sunbury are scheduled for completion by March 2026. Display homes are anticipated to be ready in Q4 2026.
Ingenia is currently selling across 13 land lease projects with prices ranging from $475,000 to over $1 million, with a development pipeline of 4,946 sites.
