Ingenia Communities buys site for 300 homes in housing estate

Ingenia acquired the 13.3 hectare site in Burdell, 12.5km from Townsville's CBD, from Melbourne-based integrated property, construction, and investment business Oreana.

The ASX-listed business has strengthened its Queensland development pipeline, announcing the purchase of a new land lease community site within a new residential estate in Townsville.

Ingenia's acquisition, which is 12 months after it announced the purchase of two development-approved large greenfield sites in Queensland, said the state is its strongest-performing.

Ingenia acquired the 13.3 hectare site in Burdell, 12.5km from Townsville's CBD, from Melbourne-based integrated property, construction, and investment business Oreana, founded by Tony and Steven Sass.

Oreana's North Shore Townsville is North Queensland’s largest masterplanned community spanning over 900 hectares and featuring residential, retail and community components set amid extensive parklands and open space. When complete, it will feature approximately 5,600 homes, a large town centre and three state and private schools.

Ingenia said subject to approval, the future Ingenia Lifestyle Over 50s land lease community is expected to deliver approximately 300 new homes, with civil works anticipated to begin in the second half of 2026 and the first homes to commence construction in 2027.

Ingenia Communities CEO John Carfi said the acquisition represented a significant strategic milestone in the company’s expansion across key regional markets.

“Townsville is one of northern Australia’s most important hubs, with strong fundamentals across defence, health, education and logistics,” he said.

“With a population a little over 200,000 and continued demand for diverse, attainable housing options, North Shore is an ideal location for our next land lease community. We are pleased to be bringing another high-quality Ingenia community to Queensland.”

Townsville is hot for land lease community operators in 2025. Construction has started on the 350-home Lincoln Lifestyle Northern Beaches and Living Gems has announced the 328-home Living Gems MacKinnon's Reach and the 295-home Living Gems Harris Crossing.
