Karidis Corp wins approval for retirement living in suburb’s tallest tower
Karidis Corp has secured approval for an 18-storey retirement living tower in Adelaide’s sought-after Glenelg, set to become the beachside suburb’s tallest building.
Karidis Corporation’s development was approved by South Australia’s State Commission Assessment Panel at its 11 March meeting, although six matters have to be resolved before full development approval is finalised.
Their proposal is for an 18-level residential flat building with:
- ground floor restaurant;
- five levels of serviced apartments;
- seven levels of retirement living apartments;
- one level of residential apartments with associated lobby and communal areas; and
- four levels of above ground car parking and one level basement car parking.
The development has been positioned as the next stage of the nearby Karidis Avista Glenelg retirement village, 10km southwest of the Adelaide CBD.

Planning documents state the site sits in an area with a preferred maximum of 12 levels or 43 metres, while Karidis’ proposal pushes beyond that by six levels and 17.3 metres.
State Senior Planning Officer, Joanne Reid, recommended approval, finding the building would “positively respond to the local context” and would not create unreasonable impacts on nearby land uses.
“It is acknowledged that this will be the tallest building in Glenelg and therefore requires significant justification to warrant such an uplift in the built form within the context of its setting,” she advised.
“The proposed height is the culmination of offering a sensible number of short- and long-term accommodation options, while offering a high level of amenity and a quantum of car parking that avoids placing additional pressure on the surrounding local street network.”
The State Government Architect backed the proposal, including the overall height and what was described as the project’s “bold” podium design.
