Levande buys 2.3ha site for first retirement village in QLD

The retirement village operator owned by EQT Infrastructure, the Swedish-based private equity firm, has announced the acquisition of a rare 2.3-hectare site in Brisbane.

The land, located in Bulimba, a leafy riverside suburb in the inner-city, was previously sold to developer Skyhold for $27.5 million in 2021.

The site had approval for a $150 million residential development and Levande has secured permission for a change of land use to a retirement village.

Levande has lodged an application with Brisbane City Council for 206 apartments (a mix of two- and three-bedroom independent living units) across seven buildings varying between three and six levels.  

Communal amenities will include a clubhouse with dining, lounge, games room, cinema, craft room, pool, gym, yoga studio, medical consulting rooms and hair salon.

Positioned 400 metres from Oxford Street’s popular café and retail strip, and close to retail, healthcare, entertainment and other local amenities, the location is also near the proposed Bulimba Barracks redevelopment, which is set to include a high-end mixed-use precinct featuring a supermarket and retail outlets.

In addition, residents will have access to the Brisbane River via the Bulimba and Apollo Road CityCat terminals, providing direct links to destinations such as Portside Wharf, Southbank, the Brisbane CBD, New Farm and West End.

Settlement of the site, located on Lytton Road, was finalised in December 2025. Levande has appointed architecture firm Jackson Teece to design the project.
