Mirvac includes land lease housing in DevelopmentWA partnership

The residential community will provide a diverse range of housing solutions across the spectrum, including social housing, market-rate and affordable options, as well as land lease arrangements.

The diversified property giant, which owns part of land lease communities operator Serenitas, has been awarded a contract to deliver 1,500 homes as the first stage of a major masterplan.

Mirvac’s partnership with DevelopmentWA would include social and affordable housing, market-rate units and land lease housing, said the Sydney-based developer.  The site would also deliver a primary school and commercial centre as well as the initial tranche of homes on 155 hectares.   

The semi-rural suburb of Karnup in the City of Rockingham LGA, 60km south of Perth’s CBD, was opened up for development last year when the WA Government held an expressions of interest campaign to attract developers to major new greenfield sites.  The final development will provide a total of 4,000 residential lots.

Karnup’s strategic importance in supporting growth along Perth’s southwest corridor, particularly in connection with the proposed Henderson Defence Precinct and AUKUS commitments, is regarded as vital.

DevelopmentWA and Mirvac will now work together to finalise commercial details of a partnering agreement by mid-2026.
