GemLife, which operates 10 lifestyle communities across the country, plus 9 more under its partner brand Living Gems, is seeking a final debate with the Noosa Shire Council after its redevelopment application for a $130 million land lease lifestyle village in Cooroy, 128km north of Brisbane, was recommended for refusal.

Advisors for the 246 home project, Innovative Planning Solutions, told The Sunshine Coast Daily they chose to defer the final debate so they had more time to ‘’communicate with the decision makers”.

A complete list from a February 25 Council meeting outlined 47 specific reasons why they recommended to refuse the application.

The proposed development would also include an $8 million redevelopment of the Cooroy Golf Club, which would be adjacent to the proposed site and membership for its residents.

A new golf clubhouse with a function room and a new carpark were all a part of the proposal.

The development was recommended for refusal on the basis it would create a high-density residential development outside of the ‘urban growth boundary’ and it would impact on good agricultural land.

Council also said the application had not "demonstrated that there is a planning need for the proposed development".

However, the development, which would be GemLife’s seventh in Queensland, proved popular among locals with only 48 of the 396 public submissions objecting to the proposed lifestyle village.

A date for the final debate is yet to be finalised.
