The Hills Shire Council, 37km northwest of Sydney’s CBD, is on record of being against the development of senior living sites.
In 2018, the council banned any more retirement villages, with seven in the works. Now Hills District Bowling Club is taking its plans for a $50 million 18-storey mixed-use tower in Baulkham Hills to the NSW Government’s Central Sydney Planning Panel after the council rejected its development application.
Hills District Bowling Club’s plans were first made public in August 2020 during pre-lodgement meetings between the bowling club and the Hills Shire. A formal development application was filed in March 2021.
Subsequently the bowling club’s plan was amended at least twice but the council still refused it, citing the main building’s uplift, height and setbacks, together with traffic and transport concerns.
The club’s plan seeks to retain at least two playing greens and a clubhouse and add up to 196 apartments, together with 32 senior living units in four buildings on its 1.34ha site.
