Both parties see a far bigger role for retirement villages in the accommodation of older Australians. They see significantly greater numbers of people moving into villages with the assistance of home care. They both talk about this extending life expectancy by several years.

Sounds good but the implications for the existing village industry is that operators will have to build more expensive ILU’s to accommodate a more invalid population plus all the DMF models will have to be rewritten, adding say 5 years to the exit and DMF payoff. It can also only happen if state governments radically change zoning laws to allow the most efficient village accommodation: high rise.

Maybe the rental model will become a reality faster than many think.

Of-course if ‘aged care’ comes to villages, all staff and contractors will require an annual police check as starters to the regulations that will kick off for the industry.
