Perifa, part of the Versatile Group founded by Marco Fahd and Fabrizio Perilli, has lodged a State Significant Development Application via the senior housing pathway.

The pathway requires that an aged care component be included in the development application.

A Scoping Report by CHROFI architects reveals that Perifa wants to demolish three residential lots of 55 units in Cammeray, on Sydney’s Lower North Shore, 5km from the city centre, and build a five-storey and a six-storey building for:

  • 49 independent living units (three- and four-bedroom);
  • residential aged care facility care hub with two rooms,
  • two basement levels of parking for 82 cars;
  • a shop, cinema, pool, gym and sauna.

The $68 million project is proposed on a site zoned R4 High Density Residential, which has a maximum height limit of 12 metres. A seniors housing bonus under the Housing SEPP 2021 allows an additional 3.8 metres. However, the proposed development exceeds this, reaching 18.36 metres for the six-storey building and 17.8 metres for the five-storey building, meaning a height variation is required.

The care hub with two rooms on the lower ground floor will provide meals, personal and nursing care, and cleaning services, designed with an ‘ageing in place’ typology to provide onsite care and keep residents out of hospitals.

Perifa says it is in discussions with an experienced care operator to finalise the services to be provided as part of the care hub including palliative and end-of-life care and care for residents living with dementia.
