$500M plan to remake Uniting Waverley Estate enters assessment

Uniting NSW.ACT’s biggest redevelopment on record – transforming the historic Waverley Estate into a “health and wellness precinct” – has moved to the assessment stage as a NSW State Significant Development (SSD) application.

Uniting NSW.ACT has lodged amended plans for the War Memorial Hospital site in Sydney’s Eastern Suburbs, proposing a staged seniors living community anchored by clinical, wellness and community amenities. The scheme blends new buildings with adaptive reuse of heritage assets to create what Uniting describes as an intergenerational hub close to beaches, parks and retail.

At a glance, the proposal includes:

  • Site works: demolition (including Cadi Cottage and structures on the northern and western site), tree removal, remediation and bulk excavation.
  • Homes & care: 231 independent living units (ILUs) and 105 residential care facility (RCF) beds.
    • Heritage conversion of Ellerslie, Banksia, Wych Hazel and Church Street Cottages to 13 ILUs (seven affordable).
    • A new seven-storey building with 105 RCF beds, 8 ILUs, consulting rooms and staff areas.
    • Six ILU buildings up to seven storeys delivering 210 ILUs (16 affordable).
    • Affordable ILUs total: 23.
  • Community & ancillary uses: salon, café, chapel, offices, pool, cinema, clubhouse, respite day care centre, and a seniors’ gym.
  • Parking & access: 478 basement car spaces, 273 bicycle spaces, 13 motorcycle bays.

We’re aiming to evolve our health, aged care and community services, while contributing to addressing the growing need for seniors housing.

“With on-site support services and amenities, our redevelopment in Waverley will enable residents to continue to live at home as their care and health needs change, while remaining active and connected to their surroundings.

 “The redevelopment will not only enhance Uniting’s existing services in the area, but it will also strengthen ties with the War Memorial Hospital, establishing a hub for healthcare, wellbeing and social connection in the centre of Waverley,” said Adrian.
