Bocina Group unveils first land lease community in QLD’s Lockyer Valley

Gold Coast-based Bocina Group has lodged plans for its first land lease community, a 267-home project in Gatton in Queensland’s Lockyer Valley.

If approved by Lockyer Valley Regional Council, the 16.7ha Solara Estate site will be less than 800 metres from Gatton Jubilee Golf Club and a four-minute drive from the town centre.

Bocina Group Managing Director Elijah Turkovic said the project would help address the region’s chronic housing shortage for downsizers.

“Gatton faces a shortage of more than 600 suitable homes for over-50s, with the figure expected to double within 10 years. There hasn’t been any new retirement or land lease housing investment delivered to the region in the past two decades,” he said.

Designed by BDA Architecture, Solara Estate will feature two-bedroom and two-bedroom plus study homes, all single-level with premium finishes, appliances and ducted air-conditioning. The masterplan also includes 39 dedicated RV storage spaces and secure gated access.

Extensive community facilities are planned, including:

  • Heated indoor pool and spa, steam room and sauna
  • Gym, aerobics hall, yoga lawn and dance studio
  • Pickleball courts, lawn bowls green and outdoor fire pit lounge
  • The Solara Club clubhouse with cinema, terrace, library, formal lounge and fireplace, function rooms and games areas

Elijah said the design emphasises connection and character. “It was essential that the estate fostered community connection and embraced the area’s character through open green spaces, extensive native landscaping and quality home designs.”
