Decade of talks pay off with 20% of over-55s units secured pre-construction

Ryde-Eastwood Leagues Club in Denistone, 16km northwest of Sydney CBD, understood the need for a retirement living development well before they went to City of Ryde in 2017.

The $40.5 million project was decided by the NSW Land and Environment Court and the Sydney North Planning Panel.

Club CEO Carl Pozzato has spent the best part of a decade engaging with club members about what they want from retirement living. Those conversations shaped every aspect of the project, from apartment configurations to community spaces and services.

When the Club was ready and able to move forward, they engaged Vision Lifestyle Projects to provide specialist seniors living experience across market research, product design, sales, marketing and the ongoing management.

The result is 87 independent living apartments, a mix of one-, two-, and three-bedroom configurations with study options, designed for over-55s.

More than 400 people attended the launch of the project in October 2025 and expressions of interest (EOI) have exceeded projections.

Five months on, the momentum has seen over 20% of the 87 apartments have been deposited on.

“Our managed EOI process gave every prospective resident a fair opportunity, while building genuine connection from day one. It’s a model we’re confident replicating across new and existing villages.”

The model is relatively simple. The Club contributes its land, existing community and local presence, while Vision provides the retirement living expertise – from early research and design through to sales and ongoing operations.

The partnership gives Clubs a way to diversify income and expand their role in the community without having to develop that specialist capability themselves.

Site demolition commenced on 2 March 2026.
