A major proposal has been put forward by the largest Not For Profit aged care and retirement living provider based in South Australia, which also provides services in the Northern Territory and Victoria.

Southern Cross Care (SA, NT & VIC) is proposing to build 46 independent living units on 19,416sqm of land adjacent to the existing Carmelite precinct in Myrtle Bank, 3.7km southeast of Adelaide’s CBD.

The organisation also plans to revitalise the heritage-listed Archbishop’s Residence on the site into a community coterie hub with landscaping incorporating new walkways and outdoor spaces.

The development application is one of the first to be filed under the State Commission Assessment Panel’s new Accommodation Diversity Code Amendment and associated Significant Retirement Facility and Supported Accommodation Sites Overlay, which was introduced in October last year.

The land proposed for the retirement village is outlined in red

The land adjoining the south-western site boundary currently accommodates a five-storey integrated development including a 73-bed aged care home, 38 retirement living apartments, allied health services, community facilities and basement car parking.

This was developed as part of the first stage of the Carmelite Monastery development, as stated by Masterplan in the development application.

The new proposal comprises the construction of an integrated development providing:

  • One accommodation facility comprising two towers (Building 1 and Building 2), one four levels and the other seven levels, linked by an integrated lower ground level car parking area providing a combined 94 carparking spaces; and
  • the adaptation of the Carmelite Monastery (former Archbishop’s residence) as a community hub for the entire Carmelite precinct.

The 46 dwellings will consist of:

  • Nine two-bedroom and study units;
  • Seven three-bedroom units;
  • 28 three-bedroom and study units, and
  • Two four-bedroom penthouses.
“We believe this project will positively impact the quality of life of our surrounding local communities through the enhanced opportunities for interaction and enjoyment it will provide,” said a spokeserson.
