It took 11 years but Watermark Residences at Newgreens Chatswood is in a class of its own

The just opened 106-apartment retirement village is the cornerstone of the rebirth of the small Chatswood Golf Club and will be the go-to measure of a great village/club partnership. 

The community is testament to the vision of the originator and operator, Watermark Living, joint venture investor Pariter and Alan Hall-Watson, President of Chatswood Golf Club.

The vision is grand. The architect Marchese Partners I Life3A excavated close to 100,000 cubic metres of sandstone to sculpture the village and club into the landscape. 

Every apartment looks out onto the 12-hole golf course, which will be managed by Clublinks, plus bushland and water features. The village apartments are large, with uninterrupted vistas, big floor plans, generous light, double glazing, quality fitout and solar efficiency. 

The result is a remarkable asset for both the village residents and the club. The site also reflects Watermark's 20-years-plus relationship with key delivery consultants:

  • Steve Zappia, Marchese Partners I Life3A;
  • Davood Davoodi MYD Consulting; 
  • Nic Graham of Nicholas Graham of Nicholas Graham & Associates (clubhouse interiors); 
  • Janet Graham of Janet Graham Interiors (resident apartment interiors);
  • Meg Levy of Levy Planning; and
  • Builder Parkview Constructions Pty Ltd (third project).

The golf club community facilities that Watermark and Pariter have created are big in their outlook and size, including a café, dining, gym and conference facilities for external hire. The village residents also have private lounges, hydrotherapy pool and big multi level parking close to their apartments. 

The apartments range from $2.1 million to $4.5 million with recurrent charges between $1,350 and $1,820 per month. There is a 25% DMF and 100% capital gains for homeowners. 

It takes a dedication to conceive, negotiate and then deliver a project like this. On our visit, Watermark Director Enzo Marchione, emphasised the 11 years the project has taken has been a working partnership with the Club President, Alan Hall-Watson, who was also amongst the first to move into the village. 

A small golf club by current membership, it now has amongst the best club facilities in the country plus external income from the conference facilities, small retail shops and a doctor’s practice. 

Eevi and Checked In Care provides emergency care and a communication and alert system. The average age of residents is 72.
