The architects say the Government-owned senior housing project in Sydney's southwest, now completed, challenges the stigma of social housing design .

"We’re proud to share that our latest social housing project has now been completed," said ThomsonAdsett on LinkedIn.

"Airds Stage 9 redefines seniors living by placing ageing in place and community at the heart of its design."

"This development delivers 31 thoughtfully designed homes that prioritise accessibility, sustainability and a genuine sense of place. From the earliest concept through to completion, the goal was simple: prove that social housing can be high-quality, dignified and deeply connected to its community."

A new look for state government-owned senior housing.

Builders Mono delivered the four-building complex at Airds Stage 9 as part of Homes NSW's Airds Bradbury Project in Sydney's southwest. Impact Group is the project manager.

"Guided by a conceptual framework that unites landscape, domestic architecture, and shared space, the development integrates residents’ needs with its surroundings," said ThomsonAdsett, who has offices in Brisbane, Sydney, and Melbourne.

"Curved, articulated buildings rise above landscaped green spaces, reducing bulk while creating visual connections across the site. Shaded terraces, gardens, and communal pathways encourage interaction and engagement, while upper-level apartments capture natural light, ventilation, and expansive views, fostering wellbeing."

"Airds Stage 9 demonstrates how thoughtful, context-driven design can support independence, nurture community, setting a new benchmark for seniors housing in New South Wales. Great design matters, and we’re proud to be helping shape a more inclusive future."
