1000-unit land lease community planned in Hervey Bay, QLD

A 47ha vacant site in the coastal city of Hervey Bay, three hours drive north of Brisbane, is earmarked for a “first of its kind, model lifestyle community for the future”.

The developer, Dundowran Pty Ltd Salacia No 2 Trust, has lodged plans with Fraser Coast Regional Council for five gated Over 55s “lifestyle communities”, four “premium residential estates”, a modern aged care facility, and commercial and recreational precincts at what is being called The Green.

“The Green represents an entirely new way of living,” the application says. “One that combines innovation, nature and community as well as state-of-the-art recreational facilities.

“Inspired by beautiful European villages of a bygone era, the master planned estate is a collection of smaller, individual communities or ‘villages’ where residents can come together and engage with each other at a central village “common” or park complete with its own clubhouse.”

The residential care facility will be built in two three-level buildings with 130 rooms. The four “luxury residential estates” are intended for “all ages”. Two of those precincts will have a three-level apartment building, with 120 units in each. Another precinct will have 48 townhouses, while the other will host 34 spaces for “RV homes” for those residents who spend time travelling.

Six sports precincts are proposed featuring a tennis club, lawn bowls club, health club, aquatics centre, lagoon pool, and mini golf site.

According to the council’s website, the application was previously lodged and withdrawn in March 2020, and was received again on August 8 2022 for consideration.
