Keyton reveals new retirement village with almost 1,300 units being built across Australia

The retirement village operator is busy adding to its portfolio with the second vertical building completed at its Bernborough Ascot community in Brisbane and the topping out of the Banksia and Coolabah buildings at its Kingfisher Grove village in Jordan Springs, Penrith, 53km west of the Sydney CBD.

The Weekly SOURCE can exclusively reveal that Keyton is also in the preparation phase for a new retirement village, named Verso Place, in Vermont South, 19km east of Melbourne’s CBD, after buying the 25,830sqm site of the former Australian Roads Research Board headquarters in July last year.

Keyton, which is jointly owned and operated under a trust structure by Aware Super (49.9%), APG Asset Management (25%) and Lendlease (25.1%), already owns and operates 75 retirement villages across Australia.

Chief Executive Officer Nathan Cockerill said that when Keyton launched in June 2023, his goal was to deliver 400 new units annually. Since then, 1,290 units have been completed or are currently under construction.

Keyton’s current developments include:

ACT
THE GROVE NGUNNAWAL
An extension will add 45 villas to the site, bringing the total to 206 upon completion. In addition, the precinct will feature a separate 124-bed residential aged care facility, to be delivered by Arcare Aged Care. The development is part of a broader initiative to revitalise and reinvigorate the historic Gold Creek Homestead located on the site.

NEW SOUTH WALES
GLENAEON BELROSE
The most recent Stage 1 development delivered 55 apartments to the village, 19km northeast of the Sydney CBD, with preparations now underway for Stage 2.

KINGFISHER GROVE JORDAN SPRINGS

Keyton and Richard Crookes Constructions have 'topped out' the Banksia and Coolabah buildings at Kingfisher Grove in Jordan Springs, adding 139 apartments
to 51 existing villas.

Keyton CEO Nathan Cockerill said: “This is a major step for Keyton, bringing us closer to completing Kingfisher Grove at Jordan Springs offering the best of retirement living in Sydney’s burgeoning west.”

He also revealed Keyton has finalised an agreement with Opal HealthCare, Australia's largest residential aged care provider, for the provider to purchase an adjoining site and build and operate a residential aged care service co-located with Kingfisher Grove village.

CLOSEBOURNE VILLAGE MORPETH
The community, located 165km north of Sydney in the Hunter Valley, comprises 250 villas, with an additional 14 villas included in the latest development phase.

UNIVERSITY OF WOLLONGONG

A development application (DA) has been approved for a proposed 235-apartment project, 85km south of Sydney. As reported by The Weekly SOURCE in June last year, demolition work can start on the site, while preparation for the full DA is still underway.


QUEENSLAND
SUNRISE BEACH VILLAGE, NOOSA
The first stage of 122 two- and three-bedroom villas and apartment homes are expected to open later this year, 162km north of Brisbane. An adjoining aged care residential facility operated by BlueCare opened in May last year.

BERNBOROUGH ASCOT

Queensland’s Minister for Health and Ambulance Services, Tim Nicholls, officially opened Poinciana House, the much-anticipated addition to Keyton’s Bernborough Ascot, Australia’s first vertical retirement community within a racecourse, on 7 May.

Positioned alongside the city’s Doomben Racecourse in Ascot, 9km northeast of the Brisbane CBD, the Balmain & Co-built Poinciana House with 53 apartments is part of Brisbane Racing Club’s (BRC) $1.5 billion rejuvenation of the whole precinct. Keyton’s first vertical retirement building Figtree House, which features 73 one-, two- and three-bedroom apartments, was completed in June 2023.

Bernborough House will add another two buildings with 338 apartments in totak across all five buildings. Opal HealthCare’s 190-bed Ascot Grove Care Community is scheduled for completion in 2027 to provide a continuum of care.

GARDENS ON LINDFIELD
A 17-home extension for the village in Helensvale, 66km south of Brisbane, is currently in progress.


VICTORIA
SHERWIN RISE
Keyton is building 150 villas in total across four stages at the village, 26km north of the Melbourne CBD.

ARDENCY KENNEDY PLACE
Ardency Kennedy Place, located 4km from the Melbourne CBD in Richmond, comprises of 116 one-, two-, three- and 3.5-bedroom apartments across eight levels with eight penthouses designed by Bates Smart and landscaped by Aspect Studio.

VERSO PLACE
This project is currently in the preparation phase with a vision to deliver sustainable, low-cost living for seniors.
