Corio Projects has proposed the demolition of existing buildings to make way for an integrated seniors’ living development in Rosebery, 6km south of Sydney’s CBD. The development includes 170 independent living units and a 34-bed residential aged care facility.
The project is being led by FDC Construction & Fitout's Bentley Cottle and Peter McCabe, through their involvement with Corio Projects. A State Significant Development Application (SDDA) has been lodged, with Willowtree Planning submitting a revised proposal in response to community objections raised during the public exhibition period.
The SSDA was publicly exhibited by the NSW Department of Planning, Housing and Infrastructure from 22 May to 25 June 2024, with a formal request for a response to submissions issued by the Department on 26 June.
The 9,855msq project has an estimated $170 million capital cost with a design by competition winners Jackson Teece and Aileen Sage Architects.
The SSDA is currently at Stage 6 of the eight-stage planning process.
Pariter's $160 million retirement living development at Cumberland Golf Club, 25km west of Sydney’s CBD, last month was the seventh SSDA approved since the planning pathway opened in November 2021, with approvals also given for:
- Amara Cremorne by Pathways' $87.5 million development for the construction of 58 independent living units and a 41-bed residential aged care facility.
- Montefiore’s $83 million development of 87 independent retirement living units in Randwick, 6km southeast of Sydney's CBD.
- BaptistCare’s $190 million co-living development at its Carlingford birthplace in Sydney.
- Uniting NSW.ACT’s $300 million 400-bed continuum of care development in Charlestown, Newcastle.
- HammondCare’s $82 million plan to demolish its Neringah Hospital site at Wahroonga in Sydney’s Upper North Shore, for a major senior housing project.
- Opal HealthCare’s Narwee Parklands Community Care plan on the site of a former Bupa aged care home.
