Two land lease communities under consideration in NSW
The two land lease community developments total 350 dwellings and are being considered by their local councils.
Two new seniors’ land lease communities are on the drawing board for regional NSW – one in Bulahdelah on the Mid North Coast and another in Tamworth in the New England region, 420km north of Sydney.
In Bulahdelah, Simon Hanson of SRH Architects has lodged a concept Development Application (DA) for a land lease community and Stage 1 infrastructure on land near Bulahdelah Golf Club, northeast of the township.
The DA, lodged on behalf of PropInvest – a privately held Australian business specialising in commercial real estate investments and advisory services – proposes 190 residential dwellings and supporting community infrastructure.

A two-storey community building is planned, with the ground floor to include a gym, yoga room, physiotherapy space, spa, multipurpose rooms, social club, outdoor swimming pool and landscaped outdoor area. The upper floor is proposed to include a library, IT/education room, cinema/theatre, dining and function area with an outdoor terrace.
In West Tamworth, Integrated Design Group has lodged a DA on behalf of Warral Developments to demolish a vacant school and replace it with a $16.6 million land lease community and ancillary infrastructure. It is the second DA for the site after an earlier proposal was withdrawn in February.

If approved, the Tamworth community will offer 160 sites and associated amenities.
Both DAs are currently under consideration by their respective local councils.
