Uniting NSW.ACT’s $1.5B pipeline guided by 80/20 development strategy

Retirement living is firmly in the growth spotlight for Uniting NSW.ACT, with the organisation targeting an 80/20 development mix – 80% independent living units and 20% residential aged care beds.

Simon Furness, Director of Property and Housing, describes this as a "continuum of living" approach designed to meet future demand. “Retirement living is our growth area. We’re aiming for 80% retirement living units and 20% aged care beds, with a focus on delivering integrated living environments in our future developments,” he said.

Uniting NSW.ACT currently has a development pipeline exceeding $1.5 billion, with five State Significant Development Applications (projects with a capital cost of over $30 million):

  • Approved Charlestown: $300 million; 203 independent living units, 133 apartments and 120 residential aged care beds.
  • Exhibition – Belrose: $194 million; 147 independent living apartments and 120 aged care places;
  • Assessment  Kingscliff: $233 million; 199 independent living apartments and 120 aged care places;
  • Response to submissions – War Memorial Waverley: $448 million; 231 independent living units and a 105-bed aged care facility;
  • Yet to be lodged – Gordon: Estimated at $250-$300 million; 145 independent living apartments and 90 aged care places (subject to change).

Simon also highlighted several development opportunities on vacant sites in Sydney's growth corridors, including Liverpool, Campbelltown, Leppington, and Penrith.

"There are growth areas we want to address with a high need, particularly for people of low needs," he said. 

Uniting NSW.ACT is also progressing on three ongoing developments:

  • Uniting Yamba: Completion of 50 independent living apartments, adding to 34 existing units, alongside an 86-bed aged care home.

  • Edinglassie Village, Emu Plains (Penrith): A $99 million redevelopment including 147 new independent living apartments co-located with an aged care facility.

  • Park Meadows by Uniting, Westmead: Stage 2 underway, delivering 153 new independent living apartments, bringing the total to 223. The site also includes an existing aged care home for 114 residents.
